Welcome to a New Financial Year!

And just like that, Winter is almost done here in Australia! As I write this, it is forecast to be 20 degrees and more like a sunny Spring day – bring it on, as this is probably the best season of them all! New growth, new life and rejuvenation.

We have been building AI Agents (artificial intelligence bots) that will help us greatly create efficiencies and quicker results in our daily workflows. Just this week we will be fine-tuning our 24/7 customer service beta version before launching it to the public. We will have a trial period of one month and will be asking you for your opinions. And as soon as we have built this technology and are happy with its application, we will be running an event to show you how you can do this too.

This month, we welcome Kaye Vilar to the Ceebeks family. Kaye is part of our International Team and will be part of the support team for our lending and accounting Teams. We wish her well in her future role with the team.

Lodge PAYG withholding payment summary annual report for:

  • large withholders whose annual withholding is greater than $1 million
  • payers who have no tax agent or BAS agent involved in preparing the report.

21 August

Lodge and pay July 2024 monthly business activity statement.

25 August

Lodge and pay quarter 4, 2023–24 activity statement if you lodge electronically.

28 August

Lodge and pay quarter 4, 2023–24 Superannuation Guarantee Charge statement if the employer did not pay enough contributions on time.

Note: Employers who lodge a Superannuation Guarantee Charge statement can choose to offset contributions they paid late to a fund against their Superannuation Guarantee Charge for the quarter. They still have to pay the remaining super guarantee charge.

Lodge Taxable Payments Annual Report (TPAR).

Note: The TPAR tells us about payments that are made to contractors for providing services. Some government entities also need to report the grants they have paid in a TPAR.

Will BNPL or online betting impact my mortgage application?

When applying for a mortgage, lenders scrutinise your financial habits to assess your creditworthiness. Gambling activities, such as online betting, or using ‘buy now, pay later’ (BNPL) can potentially negatively impact you in the eyes of a lender.

Gambling

Lenders view regular gambling, even small amounts, as a red flag. Online betting platforms in particular are closely scrutinised.

  • Frequency matters: Regular gambling, even small amounts, can potentially lead to an automatic decline.
  • Large withdrawals at casinos or pubs, especially late at night, signal risky financial behaviour to a lender.
  • Even modest betting is viewed more negatively than other discretionary spending.

To improve your application, consider pausing or significantly reducing gambling activities for at least 3-6 months before applying.

Buy Now, Pay Later (BNPL)

While BNPL services might seem harmless, they can impact your borrowing capacity quite significantly.

  • BNPL is considered a form of debt, even if paid off regularly.
  • Similar to credit cards, BNPL limits affect overall borrowing capacity.
  • Opening a BNPL account can reduce your credit score by up to 80 points due to credit checks.

To strengthen your application, consider reducing or eliminating BNPL and any associated accounts.

Ahead of applying for a mortgage, it’s important to take stock and have a good hard look at the way you are spending your money.

Lenders want to see that you are a responsible spender with the means to pay them back. They want to see that you can save money, manage debts well and not spend more than you earn.

A great place to start is to talk to our mortgage broker who can sit down with you and look at your current financial habits and see where you can improve. Once you’re in a strong position, then you can look to apply for finance.

House Prices Set Another Record

House prices in Australia’s capital cities have reached new highs for the sixth consecutive quarter, though the growth rate is decelerating.

According to Domain, the combined capital city house prices rose by 1.3% last quarter, consistent with the previous quarter but slower than mid-2023.

Sydney house prices hit a record high of $1.66 million, increasing by 1.3% for the quarter. Melbourne houses saw their strongest gain in 2.5 years, rising by 1.7%. Meanwhile, Brisbane house prices are on track to surpass $1 million next quarter.

In Perth, house prices exceeded $800,000, with an increase of $448 per day over the past year. However, unit price growth slowed significantly, growing at a rate four times slower than the previous quarter.
